Past sales of similar domains used to anchor a valuation, the way property appraisals use neighborhood sales.

Public databases (NameBio is the standard) record declared sales; private deals go unreported, so comps form a floor more than a ceiling. Strong comps in the same keyword family are the most defensible pricing evidence.
